REINZ figures for July 2025 show New Zealand’s median price increased by 1.8% on July 2024, reaching $767,250, while in New Zealand, excluding Auckland, the July median price increased by 3.9% from July 2024 to reach $695,000.

Meanwhile, in a turn around from several previous months of decline, Auckland’s median price increased by 2.6% year-on-year to $975,000.

Eleven out of the sixteen regions reported an increase in median prices compared to July 2024. The most significant increase was seen in Nelson, up 15.7% from $657,000 to $760,000, and in Otago, up 11.1% from $657,000 to $730,000.

The number of properties sold in New Zealand in July 2025 increased by 4% compared to July 2024 rising from 6,074 to 6,319. Excluding Auckland, the number of sales increased by 6.1%, from 4,166 to 4,421, which was about 300 more than sold in June 2024. Eight regions had increased sales compared to the previous year, the highest being Nelson, which saw a 43.6% increase (from 55 to 79 sales).

There was a 4.2% decline in listings compared to July 2024, totalling 7,737 new listings, possibly because depressed prices previously had resulted in hesitance among property owners to sell. REINZ said local salespeople believe many vendors were prefering to wait until spring, when activity usually increases and confidence tends to lift.
